The Find Home Line · Free guide
Moving to Toronto? Start Here.
The honest, stop-by-stop guide to finding the right neighbourhood, what your budget really gets you, and what nobody tells you before you move — from a west-end Toronto REALTOR® who has made this move herself.
Free · instant download · for anyone moving from across Canada or around the world.
Most people moving to Toronto choose a neighbourhood from a map and a few listing photos, usually from hundreds or thousands of kilometres away.
Then they discover that the street matters more than the neighbourhood name, and that the line they live on (subway, streetcar or Line 5) shapes every single day.
A commute that's twice what you expected. A home on the wrong block for years. Closing costs you never budgeted for, like Toronto's second land transfer tax. And if you're coming from outside Canada, rules on who can buy that you only learn about after you've fallen for a house.
There's a better way: know the whole journey before you take the first step. That's exactly what this guide gives you.
What's inside
Your whole move, mapped out like a transit line.
The guide is laid out as The Find Home Line: seven stops from "where should I even live?" to the day you get your keys. Hop on wherever you are, skip what you already know, and hop back on any time.
- The map: the whole journey on one page, with a rough timeline from 12 months out to moving day
- The two questions to answer before you look at a single neighbourhood (where you'll work, and how you want your days to feel)
- What changes if you're coming from BC, elsewhere in Canada, or Europe and beyond, including real August 2026 price figures for Vancouver and Toronto
- Your real budget: pre-approval, moving money across borders, and the true closing costs, including both land transfer taxes
- Eight neighbourhoods from midtown west to the lake, each with its feel, estimated prices, transit and one honest trade-off
- Rent first or buy now? An honest look at when each one makes sense
- Touring from a distance, making an offer and closing day, plus a printable checklist for the fridge
Why it's worth more than free: Most "moving to Toronto" articles list the same ten neighbourhoods. This one is written street by street by someone who works here every day, and every stop ends with the detour people take and how to avoid it.
Meet your guide
Hi, I'm Sabina.
I've made this move myself. After years in BC, I came back to Toronto, so I know what it's like to arrive with a lot of questions and a real need to get the decision right. I grew up in my family's Italian restaurant, where the first lesson was simple: your interests come first. That's still how I work.
A REALTOR® with Forest Hill Real Estate on St. Clair West, licensed in Ontario and BC, and I've bought and sold property in three provinces. Before that, I learned the developer side as a property investment consultant with Tridel.
Listen first: where you'll work, how you want to live, your budget and your timeline.
The real picture: two or three neighbourhoods that fit, with the real numbers for the streets you like.
Find home: touring (in person or by video), the offer and closing, with every detail handled so you don't have to chase anything.
Why work with Sabina
A calm guide for a big move.
Needs first
We start with your work, your lifestyle and your timeline, so you find a home you won't outgrow, not just a listing.
A search set up together
Access to my listing search with the filters we choose, so you're watching the right homes from wherever you are now.
Sell-then-buy timing
If you're selling a home before you buy here, I time the purchase alongside the sale so the moves line up without scrambling.
Real numbers, explained plainly
Comparable sales, true closing costs and what your budget really buys on the streets you like.
One point of contact
Responsive by call, text and email, with backup coverage when I'm away.
Why me
I work on your timeline, never mine, even when that's a year or more, and I handle the details: the lawyer, the trades, the paperwork, the things you'd otherwise have to chase from another city. My developer-side training at Tridel means I read value and negotiate the whole package, not just the price.
The transformation
From scrolling listings late at night and wondering if you're missing something, to standing on a street you chose with your eyes open, at a price that makes sense, with someone local in your corner.
Your communities
Midtown west to the lake, street by street.
The communities I serve, the same eight as the guide.
Midtown
Forest Hill and Humewood. Quiet, tree-lined streets by the Cedarvale Ravine. Forest Hill South house values around $5.19M; Humewood-Cedarvale around $1.58M next door. Cedarvale station connects Line 1 and Line 5.
St. Clair West
My office is here, at 659 St. Clair Ave W. A walkable main street with the 512 streetcar on its own dedicated lanes.
Wychwood
Character homes and the Wychwood Barns farmers' market. House values around $1.70M; detached homes averaged about $1.93M sold this year, based on my own review of the sales.
Corso Italia
St. Clair West's historic Italian main street, with house values around $1.28M, ranking 7th of 43 Toronto neighbourhoods for recent house-price growth.
The West End
Bloor West Village (Line 2 right underneath, house values around $1.51M), Parkdale (South Parkdale houses around $1.40M, close to the lake) and Trinity Bellwoods (Victorian rowhouses around one of the city's best-loved parks).
Downtown West
King West, with lofts and condos near the financial district; average condo sale around $687K, selling in about 9 days.
Why my local depth matters to you: Two homes a few blocks apart can feel completely different. I can tell you which side of the street, which line and which trade-off, and if you can't be here, I'll walk the street for you on video.
Prices are summer 2026 estimates (HonestDoor, July 2026, and my own review of the sales). I'll always confirm current numbers with you.

When you're moving from somewhere else, the questions are often the unusual ones: the rules on who can buy, the building you've never seen, the details you can't check from a distance. That's exactly where my clients say I made the difference.
Get to know the neighbourhoods before you move.
I share the west end as it really is, with neighbourhood spotlights, honest market reads and the streets I love. Follow along and get a feel for Toronto before you ever book a flight.
